Monthly Board Meeting Minutes LJPOA MEETING MINUTES
Call to Order Old Business Dorothy Yakes provided an update on the status of the Winter Picnic planning which is scheduled for January 26, 2008. Status is as follows:

Al Walker reported on unpaid dues
Al Walker reported on the status of the LJPOA owned properties that are currently for sale. These lots are currently for sale to generate revenue for the LJPOA and forego further special assessments. At the present time, there has been little activity. Around the lake, only one lot sold on a canal. The asking price was $85,000 and sold for $67,500. No lots on the water sold in 2007. Al Walker reported that our realtor advised us to drop the price from $97,900 to $84,000 to $86,900 to attract more interest. The realtor also advised to reduce the price of the LJPOA lot that is located off the water and listed for $23,900 to $19,900.
Al Walker reported on the status of the LJPOA Property restrictions. Approximately 20 more votes were received. It was agreed to leave the vote “open” until April, 2008. It was suggested by Jim Van Vonderen that a Board Member be available at the Barn during boat launch key pick up with a LJPOA roster and ballots and gain additional and outstanding votes necessary for a majority vote. Al Walker and Tim Hughes reported on the status of our various blight issues. To date, the property owned by Dan Morgan has been cleaned up the Denton Township. They demolished and removed the shed, cleaned up barrels, snowmobile, etc. The $700 clean up cost will be added to the tax role. The health department has declined to get involved as they are only concerned with water/septic issues. Dan Nelson provided an update on the status of our lake water treatment contract. Aquatic Nuisance was awarded the contract for the next three years. Their contract pricing was significantly lower than the other proposals submitted. It will be researched and determined by Aquatic Nuisance whether or not Renovate OFT will be used for milfoil treatment. This chemical is very effective in the control and elimination of milfoil but carries lengthier water usage restriction (yard/lawn watering). Instead of 3-7 day ban on watering, the watering ban would be extended up to 120 days. A letter will be sent out to LJPO’s explaining this chemical application and the watering bans involved if it is used. Dan mentioned that Shadow Lake will be treated with copper sulfate and renovate (liquid vs. flakes). Al Walker shared a spreadsheet detailing the estimated lake treatment costs for 2008 at approximately $64,832. Treasurer/Finance – Dorothy Yakes: Al Walker suggested that we need to investigate and research other revenue streams. He asked that all board members bring ideas and thoughts on new and different ways to generate more LJPOA revenue to meet ongoing and future obligations. Jim Van Vonderen suggested that the board take advantage of its’ captive audience at the Barn during the distribution of the new boat launch keys. Al Walker will draft a letter to hand out to LJPO’s regarding financial status of LJPOA. It was also agreed that we need to have a “special meeting” regarding financial status, annual dues and special assessment. Meeting to be scheduled in June, 2008. Other Business: Al Walker presented a Lake James relief map that was provided by Aquatic Nuisance. They will be sold for $1.00/copy. Distribution of new Boat Launch keys needs to be organized. 750 keys and 2 new locks will be delivered. Total cost of new locks and keys is $2,865.
